Why moss grows so fast here
The combination of heavy rainfall, mild temperatures, and dense cedar and fir canopy makes the North Shore close to ideal growing conditions for moss. A roof that stays shaded through most of the day, particularly one facing north or tucked under mature trees, rarely dries out fully between storms during the wetter months, and that constant dampness is exactly what moss needs to establish and spread.
We see this most on the shaded, tree lined lots common in Lynn Valley and up toward Edgemont, where a roof can develop a visible moss mat within a couple of seasons if it is never cleaned.
How we clean a roof without damaging it
Pressure washing a shingle or cedar roof at high pressure strips the protective granules off asphalt shingles and tears the surface fibers of cedar, which does more long term damage than the moss itself. We use low pressure application methods and manual removal by hand for stubborn growth, working from the ridge down so we are not forcing water and debris up under the shingle courses.
On cedar roofs in particular, we are careful not to lift or split shingles while clearing moss from between the courses, since a cracked cedar shingle becomes its own leak point.
What moss actually does to a roof over time
Moss growing under the edge of a shingle lifts it slightly, which is enough for wind driven rain to work its way underneath. It also holds a layer of moisture directly against the shingle surface for days at a time, which accelerates granule loss on asphalt and rot on cedar far faster than the same roof would degrade if it were kept clear. By the time moss is visible from the ground, it has usually been established for at least a season already.
Slowing regrowth rather than promising it will not return
We do not tell owners that a cleaning will stop moss from coming back, because the growing conditions on a shaded North Shore lot do not change just because the roof was cleaned. What does help is addressing the conditions where we can: trimming overhanging branches that keep a section of roof shaded and damp, improving airflow where the roof design allows for it, and scheduling a cleaning on a regular cycle before the buildup becomes heavy enough to lift shingles.
